If you have been reading these news updates during the past year, you know that I have been following the development of the North Shore rather closely.
Investors have been flocking to the North Shore, as witnessed by accumulating stories like Karl’s Klipper putting its lot on the market for $4 million. The neighborhood bar, on a 75-by-100-foot piece of property, is next to the ferry terminal, and offers are in no short supply.
The catalyst is the influx of major new development projects in the areas, including the New York Wheel, Empire Outlets, Lighthouse Point Apartments, and revitalization of Tompkinsville. As I’ve highlighted in the past, URBY Staten Island (formerly called URL Staten Island) will also create a huge real estate boon in the borough. The project will include 900 apartments with amenities amid surrounding retail areas aimed at young adults. The first 571 new luxury apartments are set to be available during the next few weeks. The City is investing $32 million into public roads and an esplanade in the area to boost the development. The proximity of the neighborhood to the Staten Island Ferry and better public transportation, in general, add to the area’s attractiveness.
And now: an arts invasion!
As you hopefully already know, Staten Island is already home to cultural treasures such as the Alice Austen House, the Newhouse Center for Contemporary Art, the Snug Harbor Cultural Center and Botanical Garden, the Staten Island Museum, among many more galleries and exhibits. It also hosts the Staten Island Film Festival … sometimes (and hopefully again this year).
But now a new opportunity for New York artists to directly participate in the development of the North Shore has been launched. Known as Future Culture: Connecting Staten Island’s Waterfront, the project will link all major developers on the North Shore with local artists and their neighbors to create a cultural plan for the area involving public art projects and dynamic use of public space. Staten Island Arts and Design Trust is leading the effort.
Another exciting arts infusion is SI Makerspace. This effort, too, is a collaboration to bring public and private arts spaces to Staten Island, a partnership between local artists and Staten Island Arts, the College of Staten Island’s Small Business Development Center, NYC Business Solutions, and the Staten Island Chamber of Commerce. SI Makerspace supports small businesses and creative development by offering workshops, counseling, and other resources to the growing arts community in Staten Island.
The North Shore revitalization has already boosted Staten Island real estate prices, and if you are buying a home or selling a home, the best is yet to come.
